My listing expired. Can I list it again right away?
Yes. Once your listing agreement expires, cancels, or is released, you are free to hire a new brokerage immediately. Wynnmore Realty can have a corrected pricing strategy and full relaunch package ready in a few days. If your agreement has not expired yet, ask your current broker for a written release first.
Why didn't my house sell with my last realtor?
In almost every case it comes down to price, presentation, exposure, or communication. The home was priced above what buyers would pay, the photos and marketing did not create demand, the listing never reached buyers outside the MLS, or nobody adjusted when showing feedback said something was wrong.
Do I have to lower my price to sell after an expired listing?
Not always. Sometimes the price was fine and the marketing was the problem. We show you the closed comparable sales first, then decide together. If a price correction is required, we tell you the number and the reason instead of asking for repeated cuts every few weeks.
How do I get out of a listing agreement that isn't working?
Ask your broker in writing for a cancellation or release. Most brokerages will release a seller who is unhappy rather than hold a listing hostage. Review your agreement for any protection period that covers buyers who already saw the home.
