Moving to Florida? Start With the Right City, Not the Right House.

Florida gains roughly a thousand new residents a day. The people who relocate well pick the market first — commute, taxes, insurance, schools, and lifestyle — then shop homes. We build that plan with you before you tour anything.

    Moving to Florida: Questions Answered

Is it cheaper to live in Florida than the Northeast?

For most relocating households, yes on income tax and often on housing, but insurance and HOA or CDD fees are higher than buyers expect. Florida has no state income tax, so take-home pay rises immediately. We model taxes, insurance, and association fees on every property before you make an offer so the monthly number is real.

What is the best place to move to in Florida?

It depends on how you earn a living. Orlando suits families and remote workers who want central access and newer construction. Tampa and St. Petersburg suit professionals who want a downtown job market plus water. Jacksonville gives the most square footage per dollar. Naples and Sarasota suit retirees and second-home buyers. Miami and Fort Lauderdale suit international business and luxury condo buyers.

Can I buy a home in Florida without living there yet?

Yes. We run live video tours, send neighborhood walkthroughs, and coordinate remote or mail-away closings. Most of our relocation clients make one trip, after we have already narrowed the list to a handful of homes worth flying for.

How much is homeowners insurance in Florida?

It varies widely by county, roof age, construction type, and flood zone, and it is the single most common budget surprise for relocating buyers. We request quotes during the inspection period so you know the real annual cost before your contingency deadline, not after closing.

What are CDD fees in Florida?

A Community Development District fee funds infrastructure in many newer Florida subdivisions and is billed with your property taxes, separate from HOA dues. It can add several thousand dollars a year. We flag it on every listing we show you.

Do I need a Florida realtor if I'm moving from out of state?

A local buyer's agent matters more in a relocation than in a local move because flood zones, insurance markets, HOA and CDD structures, and commute realities are not visible on a listing portal. Wynnmore Realty represents relocating buyers across the entire state, and the seller typically pays the buyer-side commission.

How long does relocating to Florida take?

Plan on 60 to 90 days from first call to keys: two to three weeks to choose a market and get pre-approved, one discovery trip, and roughly 30 to 45 days from contract to close on a financed purchase.
